This week, the House of Commons has voted on the final stages of the Renters’ Rights Bill. This will deliver on Labour’s aim to transform the experience of private renting.

I was elected on the promise that this Labour Government will reform our current renting system, and this is the first step putting power and security back into the hands of renters.

40% of households in Manchester Rusholme live in the private rented sector, so these ongoing problems impact my constituents every day. They deserve better than the housing crisis that spiralled under the last 14 years of Tory leadership.

The greater protection for renters will include:

  • Abolishing Section 21 – ‘no fault’ – evictions. this will allow over 11 million renters in England to live peacefully with the knowledge that they cannot be evicted from their homes with little notice and minimal justification.
  • Limiting rent increases to no more than once per year to the market rate – the price that would be achieved if the property was newly advertised to rent.
  • Expanding the Decent Homes Standard to private rented homes to ensure properties are safe, habitable and properly maintained.
  • Making it illegal for landlords to discriminate against tenants who receive benefits or who have children.
  • Setting clear legal expectation about the timeframes within which landlords in the private rented sector much resolve serious health and safety hazards such as mould and damp through Awaab’s Law.

I have supported amendments to the bill proposed by colleagues, with further protections for students – through limiting the amount of rent in advance payable at the start of a tenancy to a maximum of one month’s rent, as well as measures to keep rents affordable.

I have been grateful to hear from many constituents who have shared their thoughts on this legislation. With your help, we have been able to work towards delivering this historic reform.

This legislation will set out the rights and obligations for both tenants and landlords, and provide much-needed security to renters across the country.
